If you’re thinking about buying a home this year, one of the first questions you’ll hear is: “Are you pre-approved?” Many buyers assume pre-qualification and pre-approval are the same thing. They’re not. And in today’s market, the difference matters.

What Is Pre-Qualification?

Pre-qualification is typically a quick, informal estimate of what you might be able to borrow. It’s often based on information you provide verbally or through a basic online form:

  • Estimated income
  • Approximate debts
  • Rough credit range
  • General financial overview

It’s a starting point. It helps you understand a price range and monthly payment ballpark. But it’s not verified in depth.

Think of pre-qualification as a conversation.
