The real estate market in Indiana continues its upward trajectory, propelled by a surge in prices and robust growth with exploding spring home inventory. February 2024 witnessed impressive gains across various metrics, painting a picture of a thriving market landscape.

According to recent data, median home prices in Northeast Indiana soared by a staggering 13.2% compared to February 2023, reaching an impressive $232,000. This substantial increase underscores the region’s attractiveness to both buyers and sellers, highlighting the robust demand and limited supply driving price appreciation. Additionally, new listings experienced a significant uptick, surging by 32.8% year-over-year, indicating a growing pool of properties entering the market.

The Upstate Alliance of REALTORS reports that U.S. existing-home sales saw a notable uptick in February, with a month-over-month growth of 3.1%. This increase exceeded economists’ expectations and marked the strongest sales pace since August 2023. Factors such as falling interest rates towards the end of last year, coupled with a recent uptick in inventory, have contributed to the positive momentum in existing-home sales. The Midwest, South, and West regions all reported monthly gains, reflecting a broad-based improvement in the housing market.

Despite the increase in inventory, total housing supply remains constrained, standing at 1.01 million units heading into February. While this marks a 2% increase from the previous month and a 3.1% increase from the same period last year, it translates to only a 3 months’ supply at the current sales pace. With demand continuing to outstrip supply, existing-home prices have continued to rise, climbing by 5.1% year-over-year to reach $379,100.
