We’re halfway through 2025, and the Allen County real estate market is showing clear signs of shifting toward a more balanced environment.

Key Market Highlights:

  • Median Sales Price: Down 3.4% year-over-year to $256,000
  • Average Sales Price: Down 5.7% to $286,890
  • Closed Sales: Down 5.1% from 2024
  • Inventory: Up 32.4%—more homes available
  • Average Days on Market: Up 18.8% to nearly 40 days
  • Pending Sales: Up 12.8% indicating steady buyer activity
  • Months of Supply: Slightly increasing, but still a seller-favored market

What’s Driving the Change?

Interest rates continue to hover around 6.5% to 7%, which has become the new normal. Unlike the buying frenzy of 2020-2023, today’s buyers are more patient and selective. Homes that used to sell in under two weeks are now commonly sitting for 40 to 60 days.

Prices are stabilizing—and in some cases, gently declining. This creates a more balanced market where sellers can’t overprice and expect quick offers. Buyers, on the other hand, need to carefully weigh expectations, especially when comparing existing homes to new construction.

Advice for Buyers and Sellers:

  • Sellers: Be realistic with pricing. Overpricing will likely cost you time and money in this market.
  • Buyers: You have more options, but remember: not every pre-existing home will match the level of a new build. Understand the trade-offs.
