The market continues to normalize as we head into the dog days of summer.

The market continues to normalize as we head into the dog days of summer. Prices, along with units sold and overall volume, are beginning to flatten. Inventory is up 39% compared to this time last year. Mortgage rates remain stubborn, hovering around 7%, but there may be hope on the horizon—many expect the Fed to start lowering rates in September. If that happens, expect a wave of new buyers to enter the market and drive strong activity through the end of the year.

Summer 2025 Real Estate Market Update – Allen County, IN

Summer is here, and so is our latest look at the Allen County real estate market! Whether you’re buying, selling, or just keeping an eye on trends, the numbers from July 2025 tell a story of a market adjusting to higher inventory and steady demand.

Home Prices

  • Median Sales Price: $260,000 — up 2.8% from last year.
  • Average Sales Price: $288,258 — down 4.4% compared to 2024.
    This combination suggests more sales in the mid-range price points, even as values hold steady.

Sales Activity

  • Units Closed YTD: 2,935 — up 1.6% over last year.
  • Pending Sales (July): 485 — a 9.2% increase.
    Buyers are still active, but with more homes available, they have more to choose from.

Inventory & Supply

  • Active Inventory: 1,014 homes — a 38.9% jump from 2024.
  • Months of Supply: 2.1 — up 31.3%, moving toward a more balanced market.
  • Average Days on Market: 28.6 — slightly higher than last year, giving buyers a bit more breathing room.

New Construction

  • Inventory: 229 homes — up 21.2%.
  • Pending New Construction (July): 44 — up 15.8%.
    Builders are adding more options, but building permits are down 5.5% year-over-year, signaling potential slowdown ahead.

Mortgage Rates

  • 30-Year Fixed Rate: 6.74% (as of August 4, 2025) — virtually unchanged from last year, keeping affordability in check for many buyers.

What This Means for Sellers

With more homes on the market, strategic pricing and strong marketing are key. While buyers have more choices, well-presented homes priced competitively are still selling quickly.

What This Means for Buyers

The increase in inventory gives you more negotiating power and a wider selection. Still, attractive homes in popular neighborhoods can move fast, so be prepared to act when you find the right one.
