This stability is encouraging for buyers, even as the market experiences a slight increase in the number of homes sold.Inventory Levels: Buyers are now seeing more choices, with inventory up 13.6% over last year. However, homes are staying on the market longer—up 40.7% in days on market to 33 days—possibly due to cautious buyer sentiment.

Price Reductions and Seller Adjustments: A notable trend is the increase in price reductions as sellers adjust to attract buyers. This, combined with dropping interest rates (now at 6.24%, down from 7.72% a year ago), is giving buyers more opportunities to find value in the market.

National Trends: Nationally, home affordability improved, and the average home list price dropped slightly to $425,000. However, homes are staying on the market longer, and baby boomers appear to be holding onto their homes, which could keep inventory levels lower in the future.
