60 Seconds On Seller’s Estimated Net Proceeds
Today I want to talk to you about seller’s estimated net proceeds. This is a document that Agents generate for Sellers and present to them at or before the listing appointment. It is an estimate of sale price and all associated costs with selling a home to give the Seller an idea of what they might take away monetarily after close.
Your expenses are broken down into three general categories. First, you have Fixed Costs, like mortgage balances (which may change some if the home doesn’t sell right away), title fees, and attorney fees. You also have variable costs such as the broker commission rate which is based on sale price. And finally you have Buyer negotiable costs like the property survey, Buyer Mortgage Closing Costs, and Home Warranties.
This is an important step in listing homes to give the Seller perspective on their financial situation and help set expectations in advance of the sale.
