October 2023 Market Update and Exciting Local Events
This summer brought some interesting developments to the real estate market in Northeast Indiana. Despite interest rates hovering between 6.5 and 7%, one thing is clear: Buyers are still very active in the market. There’s no shortage of individuals looking for their dream homes. However, on the flip side, Sellers seem to be a bit hesitant. Many of them have secured mortgages at incredibly low rates, such as 2.5 or 3.5%. Selling their homes would mean becoming a 7% buyer, which doesn’t appeal to them. This has led to a decrease in the number of homes available for sale, resulting in lower inventory levels.
The equation is simple: Fewer homes for sale + a ton of Buyers = Higher Prices. Yes, you heard it right! Prices in our area continue to rise, making it an exciting time for sellers looking to maximize their investment.
But here’s the good news: despite these unique market challenges, there are solutions available. If you’re contemplating buying or selling a home, I encourage you to reach out to me. Together, we can discuss your unique situation and come up with a plan to help you achieve your real estate goals. Don’t hesitate to give me a call at 260-579-1516 or send me an email at mike@mikearchbold.com. Your dream home might be closer than you think!
