March 2025 Market Update: Inventory Up, Closings Down, and Buyers Still Active in NE Indiana

The spring market is waking up across Northeast Indiana, and March’s numbers give us a lot to unpack. According to the latest report from the Upstate Alliance of REALTORS® (UPSTAR), the Fort Wayne region is seeing a mixed but active market heading into Q2.

Key Highlights:

Median Price: Rose slightly to $245,000, a modest 1% year-over-year increase, but up 7% from last month.

New Listings: 773 homes hit the market in March — a 6% increase from last year and a strong 34% jump from February. Sellers are clearly sensing opportunity.

Pending Sales: 690 homes went under contract — up 7% year-over-year and 27% month-over-month, signaling strong buyer interest.

Closed Sales: Dropped to 562, a 4% dip from March 2024. Closings haven’t caught up to pendings yet, but that could change as April progresses.

Inventory: Averaged 1,017 active homes, a 28% increase from March 2024 — more options for buyers, but still a tight supply overall.

Months of Inventory: Climbed to 1.8 months, up 34% year-over-year, but still well below what’s considered a balanced market (5-6 months).

Sale-to-List Price Ratio: Held steady at 96.6%, showing buyers are negotiating a bit more, but sellers are still getting close to asking.
