Here is what I learned.
D.R. Horton, Inc. is one of the largest home construction companies in the United States. The company was founded in 1978 by Donald R. Horton in Fort Worth, Texas and is headquartered in Arlington, Texas. D.R. Horton builds single-family homes, townhomes, and condominiums in various price ranges across the United States, including Fort Wayne, IN and surrounding communities.
The company’s niche is building new homes that are competitively priced with pre-existing homes. Traditional new builds are currently priced much higher than pre existing for the same square footage in our market.
DR Horton is able to keep prices down for a few reasons. First is their vendor and supplier chains. Being among the largest builder in the country means they have negotiated supplier contracts and highly streamlined vendor relationships. Second, their focus locally is on 5 specific home models they build so efficiently, there is literally no scrap in the construction process.
While the upside is competitive pricing with pre existing home sales, the one down side for some buyers would be the lack of options. Streamlined construction and limited models means predefined decor, mechanicals, and appliances.
All their homes come with a 2 year workmanship and 10 year structural warranty. Every home employs Smart Home Technology. Every home is equipped with Whirlpool kitchen appliances. Lots are completely landscaped.
They also have in-house financing options through DHI Mortgage which currently include a $4,000 closing cost assistance program. Currently, DR Horton is also buying down percentage points on their mortgages. As of this writing, rates on a 30-year fixed rate mortgage are around 6.9%. After the buy down, you are starting at 4.9%. They also offer a 2-1 Buy Down option which shaves 2% off that rate (or 2.9%) in year 1, and 1% off that rate (or 3.9%) in year two before fixing at 4.9% for the remainder of the term.
