  • Homes are taking longer to sell, with average days on market rising to just under 34 days.
  • The sale-to-list price ratio is slipping, now below 99%, a sign that buyers are gaining negotiating power.
  • Pending sales are up, suggesting some pent-up demand is still in the market—especially for new construction, where pending units jumped 70%.

📺 Market Cooling or Just Normalizing?

While the median price rose 5.7%, the average price actually dropped by 2.2%, indicating that higher-end homes may be sitting longer or selling for less. Overall closed volume and units are slightly down year-to-date, further reinforcing a cooling trend.

However, mortgage rates dipped slightly to 6.76% from 7.03%, which may help bring buyers off the sidelines.

Builders remain cautiously optimistic. Building permits are up 3.1% year-over-year, and the spike in pending sales for new construction shows ongoing interest in move-in ready homes—especially in the face of limited resale inventory.
