It happens more often than you think: a home is advertised as having four bedrooms, but one of those rooms might not legally count.
🛑 Here’s Why That’s a Problem:
For a room to legally qualify as a bedroom, it usually needs:
- An egress window (a safe exit in case of fire)
- A closet (in most markets)
- Proper size, heating, and finished walls
If a room doesn’t meet local building codes, it could cause major issues at appraisal, inspection, or even during a buyer’s loan approval.
Misrepresenting bedroom counts can:
- 🚫 Trigger a low appraisal
- 🚫 Jeopardize financing
- 🚫 Lead to contract disputes
- 🚫 Damage your credibility as a seller or agent
✅ What Should You Do?
If a room is functionally used as a bedroom but doesn’t meet code, disclose it clearly.
Example: “Three legal bedrooms plus a bonus room currently used as a fourth bedroom.”
Honesty keeps deals together and helps buyers (and lenders) make informed decisions.
