  1. Inventory is Still Historically Low
    Since the pandemic, the number of homes available for sale has remained well below average. Many homeowners are sitting on ultra-low interest rates (think 2–3%), making them reluctant to move and give up their mortgage deals. Fewer people selling means less supply—and less supply pushes prices up.
  2. New Construction Can’t Keep Up
    Builders have struggled to meet demand due to years of underbuilding, supply chain disruptions, and rising costs for materials and labor. Even now, while construction is picking up, it’s not enough to balance the scales. Starter homes are especially scarce, pushing entry-level prices higher.
  3. High Mortgage Rates Aren’t Helping
    While you’d think higher interest rates would cool down prices, they’re having a “lock-in effect” instead. Homeowners don’t want to trade their 3% mortgage for one that’s closer to 7%, so they stay put. This keeps the number of listings low, while pent-up demand keeps competition fierce for the homes that are available.

    Investors and cash buyers are still very active, especially in hot markets. They often swoop in with strong offers, outbidding traditional buyers. This keeps prices elevated and creates tough competition—especially for first-timers.
  5. The Psychology of the Market
    Let’s not underestimate the emotional side of real estate. Many buyers fear that prices will continue to rise, pushing them to act fast and bid high. Others simply don’t want to miss out on their dream home. This urgency adds fuel to the fire in multiple-offer situations.

So What Can Buyers Do?
While the market is competitive, deals still exist—and preparation is everything. Get pre-approved, work with an experienced agent, and be ready to act fast on the right property. Don’t just look at list prices—look at value, long-term potential, and how the monthly payment fits your budget.
