Plunging Interest Rates For the Frugal Buyer – The real estate market showed positive signs in August, with home prices rebounding by 2.7%, bringing the median price to $245,500 compared to the same time last year. Despite a slight decline in unit sales, down 3.7%, pending sales increased by 2%, supported by falling mortgage rates. This suggests a potentially strong fourth quarter for real estate activity.
Inventory levels rose by 33.3%, equating to 1.6 months of supply, giving buyers more options than in previous months.
Nationally, the Upstate Alliance of REALTORS reported that existing home sales increased 1.3% month-over-month, marking the first rise in five months. This uptick is attributed to lower mortgage rates and a growing supply of homes. Homes stayed on the market for an average of 53 days, making August the slowest in five years. Additionally, 19.3% of listings saw price cuts, the highest for any August in over five years.
Increased inventory, price reductions, and slower market times create a favorable environment for buyers, while sellers can still capitalize on price increases. The market continues to balance, providing opportunities for both.
