Here in our local market, the story is more optimistic. We are seeing an uptick in sales, making it an exceptionally busy summer. Our local market is outperforming the national trends, which is fantastic news for sellers. This strong housing market is balancing the needs of both buyers and sellers, signaling positive times ahead.
For buyers, the current market presents a more manageable pace. In 2022, homes were flying off the market in just 10 days, creating a frenzied atmosphere. In contrast, 2024 has seen the average time on the market extend to 30 days. This gives buyers a bit more breathing room to find the perfect home and make an offer. While mortgage rates remain in the 6.5% to 7% range, a drop to 6% could potentially trigger a surge in prices due to increased demand.
Overall, a more balanced market is a welcome change, providing opportunities for both buyers and sellers to achieve their real estate goals.
