Mixed Real Estate Market Update and Exciting July 2024 Events Calendar
The real estate market in Northeast Indiana continues to show resilience and opportunity as we move into July 2024. Here’s a quick rundown of the latest trends and statistics and the July 2024 Events Calendar:
- Home Prices Surge: Despite a dip in sales, the median home price in Northeast Indiana saw a significant increase of 10.9% compared to May 2023, reaching $255,000.
- Inventory Levels Expand: New listings increased by 6.4% over the same period, providing more options for buyers.
- Mixed Sales Activity: While pending sales dipped slightly by 1.2%, closed sales rose by 3.2%.
The Upstate Alliance of REALTORS® has noted a nationwide trend of falling existing-home sales, which have decreased for the second consecutive month, both month-over-month and year-over-year. This decline is consistent across all four regions of the country. Higher borrowing costs and rising home prices are major factors contributing to this slowdown.
Despite the expanding inventory, home prices continue to climb. The national median existing-home price hit a record high of $407,600, a 5.7% increase from last year. Total inventory also saw a notable rise, up 9% month-over-month and 16.3% year-over-year, amounting to a 3.5-month supply at the current sales pace.
