Fort Wayne Market Update & Exciting June 2024 Events Calendar
Hello everyone! Let’s dive into what’s happening in the Northeast Indiana real estate market and look at the June 2024 Events Calendar. The good news is that there’s more inventory available, giving buyers a lot more choices. If you’ve been on the hunt for a new home, now might be the perfect time to find what you’re looking for.
Home prices have seen a modest increase, with the median price now at $240,000, which is up slightly from last year. We’re also seeing more homes being listed, which is always a positive sign. There’s been a 5% rise in new listings compared to April 2023. This increase in inventory has helped more sales go through—pending sales are up by 4%, and closed sales have jumped a substantial 21.6%.
On a broader scale, the national market has experienced a bit of a slowdown. The National Association of REALTORS® (NAR) notes that existing-home sales dropped by 4.3% from the previous month. This is largely due to higher interest rates, with average 30-year mortgage rates now hovering above 7%. This has made some potential buyers a bit more cautious. Despite this, the median sales price nationwide has climbed to $393,500.
Warmer weather seems to be encouraging more sellers to put their homes on the market, which is great news for buyers. National inventory is up both month-over-month and year-over-year. Homes are also selling a bit faster, spending an average of 33 days on the market compared to 38 days the month before.
